We provided architectural drawings which included internal layouts and building control drawings for reference by other contractors that were involved in the project.
In converting the property there were some structural elements to take into consideration. The flat conversion involved removing sections of load bearing wall to create more space for the conversion to take place.
The structural loads were supported with steel beams, columns and spreader plates in various areas of the property.
Joists were added for the loft conversion – a crucial element in creating the 3 flat property the client envisioned.

Loft Conversion & Calculations
AC Design Solutions was tasked with handling the planning permission application for a loft conversion which enabled the creation of the third flat. We provided all the required drawings, load calculations and material specifications to ensure all building regulations were adhered to.
Supporting joists were added to support the loft conversion and spread the structural load across the property. Interior design specifications and drawings were also provided to the client and other contractors working on the property.
The removal of load bearing walls was crucial to converting the single dwelling property into 3 flats. New steel beams, columns and spreader plates were used to spread the structural load, taking into account the new loft conversion.
Each flat was fully kitted out with stylish, modern kitchen units and a bright, neutral colour scheme to create the feeling of a large, fresh space.
The ground floor flat now benefits from bifolding doors opening out into a beautiful outdoor area complete with low maintenance artificial grass. The outdoor garden building offers more space for extra storage, a home gym, garden office, and many other options.
